Special Request Reports and Analysis

Within the Market Data section of this website, there are several areas noted that InSight Brokerage, Inc. has determined to be locations of extraordinary opportunity and value. Of course, these are not all of the areas that we have identified. Buyers may want to contact us to learn about other areas that are of particular interest to them.

Residential Reports

This report presents demographic and statistical data that measures the health of the local market area, most often a census tract but frequently a particular subdivision. It includes comments and often projections regarding an area’s future viability. IBI considers this report to be required reading for buyers who are interested in the long term health of an area in which they are considering to acquire a home or investment property.

This report may be helpful to buyers who currently own a property or properties from which they would like to extract their equity but are having difficulty in doing so. In such situations a solution may be found using equity marketing and/or alternative financing. This report will require significant input from the property owner.

Prior to the acquisition of an investment property, through purchase or exchange, in addition to the reports mentioned above buyer’s or exchanger’s will receive financial reports that are applicable to their particular situation such as:

• Annual Property Operating Data
• Financial Projection Analysis
• Cash Flow Analysis
• Acquisition and Sale Reports
• Assumptions Report
• Rent Roll
• Exchange Recapitulation
• Sensitivity Analysis

These reports are not only helpful in determining an appropriate purchase price, probable long term profitability and the inherent level of risk, but they are often very useful in negotiating a better price with a seller who is reluctant to accept reality. Obviously, IBI must be knowledgeable about a buyer’s investment situation in order to present reports that are pertinent to a buyer’s unique situation. For this reason, these reports require the buyers’ detailed input.
